The soils through this part of the Ridge and Valley are largely limestone-derived, which typically means a silt loam or loam at the surface sitting over a red to yellowish red subsoil with a high clay content. That combination is fertile and it grows things well. It also drains slowly once you are past the topsoil, which is why bed preparation here is more than turning over what is already there.

Lighting is worth mentioning separately in Bristol. On a sloped lot, steps and grade changes that are obvious in daylight disappear after dark, and lighting those transitions is as much a safety decision as an aesthetic one.

Commercial grounds care and snow removal

Bristol carries more commercial property than any other town on our list, and commercial grounds are judged differently than a back garden. A property that looks unmaintained for two weeks at the height of summer has already said something to every customer who pulled into the lot.

Our 12-month agreements are built for that. The same crew handles the property year-round, which means by the time the first snow arrives they already know the lot, the curb lines, and where the beds end. Snow removal is commercial only.

We are selective about the properties we take on, which is what lets us be reliable on the ones we do.

Two states, one property line

Bristol is genuinely unusual. It is an independent Virginia city, surrounded on three sides by Washington County, and the Tennessee state line runs straight down the middle of State Street. There is a double yellow line marking it and a bronze marker set into the pavement.

For most homeowners that is a piece of local trivia. For a contractor it occasionally is not. Commercial clients here sometimes hold property on both sides of the line, and a business managing a site in Virginia and another a few blocks into Tennessee generally wants one crew handling both rather than two vendors and two schedules. We already work across Southwest Virginia and Northeast Tennessee, so that is a normal arrangement for us rather than an exception.

My back yard slopes badly. Is a retaining wall the answer?

Often, and it is worth doing properly. A wall holding a slope is carrying real load and dealing with all the water coming down that grade. What goes behind the wall, the drainage and the base, is what determines whether it stays straight. A wall built as decoration on a working slope is a wall that leans.

Do you work in Tennessee as well as Virginia?

Yes. We serve Northeast Tennessee alongside Southwest Virginia, which matters in Bristol because the state line runs down State Street.
